What is the security deposit amount that we might expect from a renter in San Diego?

How long of a lease do you sign?

At Harland Property Management, our fees range from 6% to 15% of the lease value, depending on the type and complexity of the property we manage. Our pricing structure is designed to be all-inclusive—there are no hidden costs or surprise fees. Depending on the management plan you choose you can elect to have a fixed percentage and no additional fees or a lower fixed percentage and some other fees.
We believe in offering value without the extra costs. That’s why we never charge set-up fees, marketing fees, or travel fees. Our goal is to provide exceptional property management services while keeping our pricing transparent and competitive.

What happens if a tenant stops making their rent payments? Do you handle the eviction, if need be?
At Harland Property Management, we have a very low eviction rate thanks to our thorough tenant screening and proactive management. If a tenant stops paying rent, we work to resolve the issue before considering eviction.
In the rare case that eviction is necessary, we’ll refer you to a trusted eviction attorney who handles the process. Additionally, we offer Eviction Protection for tenants we approve and place, covering up to $5,000 in eviction costs, including attorney and court fees.

What is your screening process for a prospective tenant?

Who holds the tenant security deposit?
Harland Property Management will hold and maintain the tenant security deposit for the duration of the lease. This ensures that the deposit is securely managed in compliance with all relevant regulations.

Can I reach you after hours?
Yes, Harland Property Management is available for emergency calls after hours. For non-emergency issues, our normal operating hours are Monday to Friday, 9 AM to 5 PM, excluding holidays.

Am I required to make my property available to Section 8?
Yes, as a landlord in San Diego, you are legally required to accept Section 8 applications and participate in the Section 8 Housing Choice Voucher program.
Discriminating against applicants based on their source of income, including Section 8 vouchers, is illegal under the Fair Housing Act and the California Fair Employment and Housing Act. These laws also prohibit discrimination based on race, color, religion, national origin, sex, familial status, and disability.
