Can you hold a rental property before I apply or move in?
Most of the properties we offer are ready for immediate move-in, so you can move into your new home quickly. Sometimes, we list properties before they're available, but we always include the expected move-in date on the listing. In certain situations, we can hold a property for you for up to 15 days, though this is not common.

Do I pay the first month’s rent and last month’s rent with my security deposit?
When renting a Harland property, you are required to pay the security deposit and the first full month’s rent upfront. If you are moving in on any day other than the 1st of the month we will also collect that prorated month's rent at move in. -

Yes, your security deposit is fully refundable, provided the property is left in good condition with no damage beyond normal wear and tear. We take pride in making our rental process transparent, so you can feel confident that your deposit will be returned if the property is well-maintained. -
Who needs a cosigner?
In most cases, we do not accept co-signers. If a cosigner is permitted, it will be clearly noted in the property listing. Typically, cosigners are only considered for applicants who may not meet certain financial requirements. If allowed, the cosigner must meet specific qualifications to show they can assume financial responsibility if needed. Be sure to review each property’s listing for details regarding cosigner eligibility. For a co-signer to be considered they must be current CA residents. -
You have a property I want to rent. How do I apply?
To apply for one of our rental properties, please complete the rental application form available on this page. The form includes all the required documents and information you’ll need to submit your application. Make sure to review the application guidelines for details on necessary identification, income verification, and any additional paperwork needed to process your application. -
How do I pay rent? And when is rent due?
Rent can be paid online through our secure tenant portal. Rent is due on the 1st of every month, with a three-day grace period. If rent is not received by the 4th, it is considered late, and a late fee will be applied. To avoid late fees, we recommend setting up automatic payments through the tenant portal for timely rent payments. -
I want to get a pet, what do I do?
If you are a resident in a pet-friendly property, contact our office to request approval for your pet. Once approved, we will gather information about your pet and provide a lease addendum. Please note that there is a monthly pet fee, but no additional pet deposit is required. If pets are not allowed at your property, the request will be denied unless the pet is a registered service animal, in which case accommodations will be made in compliance with legal requirements. -
I want to move out but my roommate wants to stay, what do I do?
Every situation is unique, but typically, you are required to honor the terms of your lease agreement. If you’re considering moving out while your roommate stays, please contact our office to discuss your options. We can provide guidance on whether it’s possible to remove you from the lease, transfer responsibilities, or explore other solutions based on your specific lease terms and conditions. -
My lease expiration is coming and I want to move out. What should I do?
We will contact you in advance with your lease renewal options. If you decide to vacate the property, we require a 30-day notice. To provide notice, simply log into your tenant portal and send us a message. We will respond with detailed move-out instructions to guide you through the process. Be sure to follow these steps to avoid any delays or additional fees. -
Who is responsible for paying for repairs and maintenance requests for my rental property?
Repairs and maintenance of a rental property are typically the owner's responsibility. However, exceptions apply if the tenant misuses, neglects, or damages the property. In such cases, the tenant may be held responsible for the cost of repairs. If you notice any maintenance issues, please report them through the tenant portal so we can address them promptly.
